Top 10 reasons to use Jenny Greenspon as your REALTOR.

The Truth is most Real Estate Agents list your home, put the sign in the yard, enter your information in the MLS system and “wait” for it to sell.

Like David Letterman, I have my Top 10 List—The Top 10 Reasons why you should list your home or property with Jenny Greenspon:

1. Experience – Over 5 years in the Real Estate Business, 12 years in sells and calling Charlotte home for 17 years.    The Queen City has tons to offer and I have the knowledge to share.

2. Exposure Expert – Your home will get maximum exposure by blogging on the internet.  Once your home is listed…Google your address and watch the magic begin.  Your home will appear on countless websites and with over 94% of buyers and sellers using the internet to search for properties…this is your target audience.

3. Pricing Strategist – I coach the sellers on pricing strategies.  A pricing strategy is developed to be sure we are priced for the “market” at all times and adjust prices as outside factors dictate.

4. Communication – A crucial element of the selling process.  A Marketing Plan is developed for your particular property.  You are informed every step of the way in the manner you choose.  Some folks like phone calls, others prefer email or text,  it’s your choice.

5. Full Time Realtor – As a full time Realtor, I know the market trends, the ever changing financing opportunities and the opportunities of foreclosures on the market

6. It doesn’t stop at the closing – Follow up after the sale is key.  I will always be accessible to you if you need a closing statement to give to your Tax Preparer, comps in your area for refinancing or if your having a gathering at our house and just want me to come.  I make a mean red velvet cake!

7. Training – As a serious player in this market, you must be educated on a continual basis.  My company provides technology training seminars at least once a month and I’ve attended several web strategy training sessions with Key Yessaad, the Real Estate Web Strategist.

8. Leadership – As a Broker of EXIT Realty South, I am hands on in the business and insure that contracts are written properly, paper trail is well documented and that all monies are handled properly thru the trust account.

9. Agent Support – We have a large staff of full time brokers and the Broker in charge that has over 20 years in the industry.     If I;m unavailable for any reason I have a back up agent that can provide you with anything you need.

10. Stability – Having sold and purchased over 100 homes for my clients I am dedicated to the industry and continuing to bring happiness to my customers.  I’ve weathered the hiccup of 2008 and 2009 and am here to stay.

First Time Buyers Tax Credit – Q & A

Many of you have asked me the details on the FTB Tax Credit. Here you go in a simple Q & A format.
Please let me know if you like me to help in your search.

Q&A on $8,000 First-Time Home Buyer Tax Credit

Q: Who is eligible to use the tax credit?
A: The $8,000 tax credit is available for first-time home buyers only. The law defines “first-timehome buyer” as a buyer who has not owned a principal residence during the three-year period prior to the purchase. All U.S. citizens who file taxes are eligible to participate in the program.

Q: Are there any payback provisions?

A: The tax credit is a true credit. It does not have to be repaid. The only repaymentrequirement is if the home owner sold the home within three years after the purchase.

Q: Are there income limits to qualify for the credit?
A: Home buyers who file as single or head-of-household taxpayers can claim the full $8,000 credit if their modified adjusted gross income (MAGI) is less than $75,000. For married couplesfiling a joint return, the income limit doubles to $150,000.Single or head-of-household taxpayers who earn between $75,000 and $95,000 are eligible to receive a partial first-time home buyer tax credit. Married couples who earn between $150,000 and $170,000 are eligible to receive a partial first-time home buyer tax credit. The credit is not available for single taxpayers whose MAGI is greater than $95,000 and married couples with a MAGI that exceeds $170,000.

Q: What are the effective dates for the tax credit?
A: First-time home buyers would receive an $8,000 tax credit for the purchase of any home on orafter January 1, 2009 and before December 1, 2009. To qualify, you must actually close on thesale of the home during this period.

Q: Is the tax credit refundable?
A: Yes. A refundable credit means that if you pay less than $8,000 in federal income taxes, then the government will write you a check for the difference. For example, if you owe $5,000 in federal income taxes, you would pay nothing to the IRS and receive a $3,000 payment from thegovernment. If you are due to receive a $1,000 tax refund from the government, your refund would grow to $9,000 ($1,000 plus $8,000 from the home buyer tax credit).

Q: What years can buyers apply the tax credit to their tax returns?
A: Buyers can take the tax credit on their 2008 or 2009 income tax return.

Q: What types of homes qualify for the tax credit?
A: All homes, whether single-family, townhomes or condominium apartments will qualify, provided that the home will be used as a principal residence and the buyer has not owned aprincipal residence in the prior three years. This also includes newly-constructed homes.

Q: Where can I find more details on the tax credit?
A: NAHB has a consumer Web site that provides comprehensive information on the tax credit. The
